Given the high demand and the competition in the Poconos real estate market, figuring out how to sell a Vacation or Year around homes in the Poconos can be complex and challenging.

However, with the right strategy, the right preparation, and the right seller's agent, homeowners can successfully navigate this wild market and sell their homes for a fair price.

So, what should you know?

Let's start with the steps to sell your home

Selling a vacation or year around home in the Poconos will involve several steps. First, is the need to determine the market value of your property and make any repairs or improvements to increase the appeal to potential buyers.

“You will need to de-personalize your home. Take away anything that could turn away potential buyers and then spruce up anything that exhibits wear and tear,” agent Chelsea Corbin of USA Realty - Pocono Office. “This  could be a fresh coat of paint or some caulking replacement in kitchens and bathrooms.”

Next, you’ll want to find a Poconos real estate agent who is experienced in selling homes in your region of the Poconos. They will help you navigate the complex process.

Once your property is listed, you’ll receive offers, and negotiations will begin. After you’ve accepted an offer, you’ll need to complete the necessary paperwork and attend a closing where the sale will be formalized.

“It’s important to have all community documents, for a home within a community, these typically consist of community financials, community rules, and the purchase documents,” said agent Alexis Dinger of USA Realty. “The due diligence process for the resale certificate can move quickly when a deal is made, and a contract is signed.”

Throughout the process, you may (but are not required to) work with a Pennsylvania real estate attorney to ensure that the sale is handled legally.

Costs You Should Expect to Pay when selling a Poconos PA home.

As far as costs, you should be aware of all closing costs that will be part of the sale. Those typically include:
Seller fees like: “the broker fees (about 4-6%), transfer taxes, and title and legal fees,” said broker Rick Golden, Broker USA Realty.

Community Resale fees: “The two most common fees are a submission for the "resale certificate" which is a document from the Community that includes financials and rules and regulation” said Golden.

Pennsylvania Transfer Taxes: The transfer tax rate for a home sale in PA is typically 2% split between buyer and seller.  It is based on the sale price.

Condo / community fees: Golden added, “Condo-Community specific fees can include transfer fees, and other application costs.”

The associated costs could range anywhere from a few hundred dollars to several thousand dollars. It depends on the unit size and what you want to achieve.

How to Make Your Home Appealing to Buyers

You only have one chance to make a first impression, and one must recognize the importance of not turning off a buyer. So, what should you do when figuring out how to sell a condo?

“One must de-clutter, de-personalize, deep clean and clean windows, remove old carpets,” said agent Chelsea Corbin. “Nothing extra or controversial should be displayed, i.e., pet bowls and paraphernalia, political posters, and piles. Ideally, one should stage with modern furniture to show purposes and the best use of rooms and nooks.”

Plus, putting away personal items helps open up the space, while fresh paint spruces it up. Light colors and clean lines give the unit a more streamlined appearance. For instance, try swapping to white bedding and removing items from the unit that could be considered dated. 

You want to present the space as open while allowing potential buyers to imagine themselves living there,” added Dinger.


Differences From Selling a Property in or out of a community.

The difference between selling a home in a community or one outside of one is how the documents are structured. If you own a home in a community, that means you must supply the buyer with a "resale certificate" This comes from the community and includes current dues owed and the community rules.  On the other hand, a home outside is a private residence that you own entirely without community rules and so the certificate is not requires. So, how does this affect your sale?

The sale process for a home in a condo or private hunting / fishing community is more complex and can include a board approval process, where the board reviews the buyer’s information and decides whether to approve the sale.

In contrast, the sale process for a condo is similar to selling a single-family home, and the buyer may only needs to be approved by the condominium building’s board IF the building has a association.
