Since 1727 our family has been guiding folks to and in the Poconos. Starting with a Settlement in Shawnee on Delaware and with Fort DePuy and the DePuy General Store.
I've practiced and invested in Poconos Real Estate Since 1969, have built 523 homes, am the retired Vice President of Real Estate, Camelback Ski Corporation where I was broker responsible for 80 rentals for 20 years.

Here is where to buy a Poconos Short Term rental
for the most security and return on investment:

Lake Harmony Estates - Lake Harmony PA.
Centered between 2 major Poconos Ski Resorts, Jack Frost and Big Boulder,
Jack Frost in the second largest ski resort and Big Boulder is the home of snow making in the USA and the first ski resort to open and last to close each year. (generally)
This community is single family detached homes
on wooded Lots with the best "in the Mountains" feel of any in the Poconos. The community also has, because of ownership of 3 lakefront lots, direct access to motorboating Lake Harmony.
There are view lots and lots that have that "in the woods" feel. A fair number of restaurants are close by, Split Rock Resort has an indoor waterpark (less than 1 mile) and annual festivals along with bowling, movie theater and other community activities.
This neighborhood is equidistant to both the Philadelphia market and the NYC market
for guests. Guest registration is one of the simplest in the region.
Prices have continued to grow for 50 years with the neighborhood riding out the great depression of 2008 better than any other.

Northridge At Camelback - Tannersville, PA
With three types of homes
Northridge At Camelback can (and does) satisfy many different types of rental guests.

Locust Lakes - Pocono Lake, PA
The community with the most "vacation like" feel in the mountains.
Lakes, beaches, Tennis, a small ski hill and clubhouse. Some road unpaved and gravel makes your feel like you truly are IN the Mountains.
This is the community with homes providing the highest return on investment
with the list amount of community registration and oversight.
Located equidistant between Jack Frost Ski Resort and Camelback Mountain with it's ski resort and summer outdoor waterpark, the location for guests is ideal. Locust Lakes is also with 1/2 hour of Pocono Raceway, Mt Airy Casino and hundreds of restaurants.

Brier Crest Woods
Great location near skiing and the Pocono Raceway
(you might hear the race cars in the distance on race days), LOW Dues and reasonably low taxes. One way in and out, has state forest on 2 sides, close to major highways.
While Brier Crest has fewer amenities than other neighborhoods, the lower dues compensates. Additionally, the location and wooded lots make this a great neighborhood for rentals.

DO NOT BUY A HOME TO USE AS A SHORT TERM RENTAL OUTSIDE OF THE AREA BETWEEN and around CAMELBACK AND JACK FROST BIG BOULDER.
I can not emphasize enough the mistake it is to be away from skiing and the central activity area of the Poconos.
Do NOT buy an investment property in the Poconos North of I-84
. There just ain't NUTTIN to do up there. Restaurants close in winter, skiing is too far (yea, I know Big Bear... a tiny little ski hill with nothing around it.) You will probably not get the guests to return and returning guests are were the profits are.
Now this being said... There are always nuances to design or areas, like .
...
If you are looking for a home for your family and only want to rent sometimes to HELP cover the costs then the right house location may be less important ... there may be some nice homes you like outside of the profitable rental area.
Also, if you are a very experienced STR investor,
there is always riches in the niches
. If you create a 1 bedroom romantic getaway in a log cabin, on the river in White Haven, you may find a $500 a night customer. It does depend on the operator and business plan for the STR.
