Wagner Forest Park in Pocono Lake, PA Information

Wagner Forest, PA are a conservation oriented community dedicated to preserving the natural environment and wildlife of the area. To this end, Wagner Forest Park Association, Inc. is resolved to be a residential community for healthful and harmonious living with nature, for those seeking their quiet corner away from the social and recreational amenities not created by nature. To this end, the Association recommends prospective buyers and builders carefully examine the Bylaws and Covenants as well as Township and State regulations prior to committing to purchase and/or development in the community

Some of the Rules of the Community(Subject to Change):

One private detached single-family dwelling house to be used for residential purposes only, and not to exceed two stories in height and a private garage for not more than four cars.
No building shall be located on any lot nearer than 100 feet to the front lot line, or nearer than 40 feet to any side street or interior lot line, or within 70 feet to a rear lot line.
No mobile home, trailer, basement, tent, shack, garage, barn, outbuilding or other structure of a temporary character shall at any time be used as a residence,.
No animals, livestock or poultry of any kind shall be raised, bred or kept on any lot, except that a dog, cat or other household pet may be kept provided that they are not kept, bred or maintained for any commercial purpose and provided they are kept in an enclosure or are kept on a leash at all times in accordance with Pennsylvania State Law.
No signs, including “For Sale” or “For Rent” or any other advertisements shall be placed or displayed on said premises, with the exception of security, medical alert, and property identification by lot number and name.
The Property Owner shall cut only dead and/or fallen trees and branches on the improved lot and cause removal of the same.
No unlicensed automobiles or other vehicles, unless housed in a garage, no ATV May be used on roads.
Petroleum propelled vehicles of any kind are prohibited from the waters of the lake.
No property shall be leased by a Property Owner to a tenant for less than one month.
Minimum size of a house shall be 1,100 square feet for a one story structure and 1400 square feet for a 1-1/2 or 2 story structure.
Pools will be permitted within the development.
Any and all construction, including house, garages and additions to existing structures must harmonize with the natural surroundings and shall not detract either economically or visually from the neighboring properties and /or the general community.
