Recent Market Conditions for Poconos Real Estate.

The real estate market in the region is picking up and more often than not there are multiple offers on homes. This means we are headed into a seller's market. Home prices are starting to rise and homes that are well priced (at or below market value) are subject to shorter market time and often result in "highest and best" bidding situations.

Buyers should be prepared for this by their representing broker. Seller's should be aware that a well priced home may result in multiple offers which may net them higher than pricing their home above market and risking fewer showings.

Buyers might want to consider selecting two (or more) homes to consider in case they are out bid on their first choice or in case they do not want to end up in a bidding war.

There are market niches that see more traffic than others.. generally anything priced less than $150,000 in good condition should expect to sell quickly as long as the home is price competitively. Homes over 1MM might still linger on the market longer than normal. Lakefront homes are at a premium as we go into the summer season. Ski homes are lagging the market and in our opinion will continue to do so for a season or two... likely not to pick up until fall.

As is normal for the Poconos Market.... the closer to the Delaware Water Gap bridge, the higher the price for the same home and lately the quicker it sells.

Homes in certain communities continue to do well in price and sale time. (Towamensing Trails, Blue Mountain Lake, The Hamlet, Emerald Lakes, In town East Stroudsburg and Stroudsburg. )

Homes in certain communities lag the market in sale time and price. (Northridge Station, Lake Naomi, Buck Hill Falls because of the incredibly high community fees, Pine Ridge)

There are a few communities home sales hampered by the community restrictions.. Lake in the Clouds and White Heron Lake comes to mind. (restrictions on rentals)
